Annual Fire Safety Statement ("AFSS")

An Annual Fire Safety Statement (NSW) is a prescribed form issued by or on behalf of the owner of a building stating that each essential fire safety measure for the building will perform to the standard required by the building's fire safety schedule and that each essential fire safety measure has been maintained in accordance with relevant Australian Standards to ensure they remain operational.

Additionally, the AFSS includes a declaration by the building owner (or their authorised agent) that:

  • The fire exits and paths of travel to a required exit are unobstructed.
  • The statement has been prepared in compliance with legal requirements.

The AFSS must be submitted annually to the relevant local council and Fire and Rescue NSW, and a copy must be displayed in a prominent location within the building. Failure to comply may result in penalties or legal action.
