Fire Detection & Alarm System Maintenance

A Fire Detection & Alarm System is an active electrical safety system designed to detect fire conditions, alert occupants, and initiate an emergency response. Section 6 of Australian Standard AS 1851 covers the routine servicing of fire detection and alarm systems to ensure they are being maintained and are working.

Maintenance requirements of fire detection and alarm systems are set out in the conditions of occupation for a building, Australian Standard AS 1851, manufacturers documentation and the operations and maintenance manual for the system and associated equipment.

This document helps users understand the maintenance requirements of fire detection and alarm systems, and their respective components. It does this by first defining the components of a system (extracted from AS 1851) and the associated maintenance requirements and frequency of maintenance of each component.

According to AS 1851, all routine service records must include pass/fail criteria captured at the time of service. For fire detection and alarm systems these records must be either as a hardcopy logbook or electronic log. Immediately after the completion of the routine service activity, a hardcopy of the service record (irrespective if it is a paper-based logbook or electronic log) must be left on site.
