Routine Servicing

Routine servicing is a term defined and used in the title and body of Australian Standard AS 1851 — Routine servicing of fire protection systems and equipment and AS/NZS 2293.2 — Emergency lighting and exit signs for buildings Part 2: Routine service and maintenance.

The term refers collectively to the scheduled activities of inspection, testing, surveying, and preventative maintenance, carried out at defined intervals (frequencies) as specified in the relevant Standard. A common synonym for routine servicing is preventative maintenance.

AS 1851 - Inspection Frequencies

AS 1851 sets out the routine servicing frequencies for fire protection systems and equipment. The following table lists these frequencies as they are details in the Standard. In certain circumstances such as aggressive environments, high equipment usage or where high defect rates are experienced, a more rigorous routine service program than the minimum requirements set out in the Standard.

    At 25 years and then every 10 years thereafter, a sample of sprinkler heads shall be tested by a registered testing authority, shall be removed from service and tested in acordance with Australian Standard AS 1851:2012 (A1), Table 2.4.2.4, Item 4.18.

    At 30 years and then every 10 years thereafter, each Multiple Jet Controller (MJC) shall be checked in acordance with Australian Standard AS 1851:2012 (A1), Table 2.4.2.4, Item 4.19.

    A monthly routine service activity for a Fire Hydrant System only applies to hydrant systems that incorporate a fire pumpset. In such cases, undertake the relevant activities set out in Section 3 of AS 1851:2012 (A1) as applicable.
